2X over 5 years, 2.5X over 7 years, 3X over 10 years is a pretty common projected return.IRR and cash on cash return (by year) are also great metrics to look at.That being said, you want to make sure that the proforma is conservative and that they are not banking on cap rate compression on the exit.

The Cashflow will be tight but Fairfield is a good compression market as it’s between two big cities so that property looks like something you should definitely pursue on some level; If you can’t handle the potentially negative cashflow, then flipping is always an option, and if you can eat the mortgage for a while, Fairfield is a pretty stable market with Travis AFB so it could be a great hold.
