The savings had the security deposits and monthly deposits for longer term items (cap ex) like a new appliance, or paint, or roof.

I can't speak for contractors, but as a DIYer, I know even the most basic kitchen renovation may end up costing me 10k if I were to do it myself. 2-3k for cabinets. 1k for plumbing and fixtures1k for electrical and fixtures2-3k for granite countertops1k for tiling/flooring1k for miscellaneous like painting, etc. 

It was suppose to be a 6 days rehab, and the contractor has done almost nothing to the property (beside painting the exterior of the house).

Paint, floors, new kitchen, and bathroom updates.

Lets say I want a bid on paint.

The worst one needed a new roof, a new AC, new exterior paint, interior paint, new appliances, etc.  

Eventually I would like to specialize in exterior/interior painting, or framing. 

If we need to leave paneling we usually hit it with a coat of bonding primer and paint it. 

Some contractors can remodel a kitchen and put in flooring/paint, and some can build ground up.
