Killeen and Harker Heights both have pockets to stay away from, that being said most of everything south of 190 is newer.Families with children (in my experience) try to move to Belton as this apparently has the better school district.

Additionally, many SU students from overseas have wealthy parents who sometimes purchase nearby properties for their children and friends to live in while they attend SU and then retain them.As far as neighborhoods go, @Alexis Bliss is spot on in recommending someone with deep local knowledge and connections. 

Younger tenants with or without children will move more often. 

Then get insurance, and set up a Series LLC with a land trust so that you can separate our your properties into individual series or children, and then by using the land trust you can legally transfer the properties our of your own personal name into the land trust that is connected to the Series LLC without the bank or lender getting upset.

But they are starting everything later (home ownership, marriage, children) so it's just a matter of time before they are in a position to purchas at the same rate as other generations.
