We went to look at it toward the middle of March 2015 and there were holes in walls, missing fixtures, odd electrical (the wiring for the back porch light and exterior outlet have been pulled into the master bedroom), tiles missing in the master shower (green plastic was duck taped across 2/3 of the surround so they could use it anyway), and cabinets missing that were not that way in November when it was listed with our Realtor.

Appraisal late 2016 places value at $550K (We upgraded one kitchen cheap (free cabinets) and put in split HVAC into both units so maybe $15K cap expense). 

I can do tile work, paint, redo cabinets and carpentry work.

That involved updating the kitchen with new cabinets, flooring, sink, appliances, made the living room / kitchen an open plan.

My husband and I just had an entrance dug into our basement in the fall and are about to put our cabinets in and start renting it out as well.  

Hello all and Happy New Year,My wife and I are doing our first house hack and we’re trying to do most the work ourselves but we don’t want to take any chances on the floor and cabinets.

It has cabinet space on both sides, which is nice, but unnecessary. 

Sure, I could paint it a nice shade of beige or gray, but then I’d be repainting every single time a tenant moves out.Same goes for kitchen cabinets,  once they’re painted they’ll always have to be repainted.

Small leak destroys the cabinets and you now have a $500 bill.
