Once in awhile, some internal person makes a mistake and there is a slight delay.The bigger problem is screening S8 tenants to get one that pays THEIR part of the rent on time and takes decent care of the property.We just had eviction court today with a tenant not paying their rent portion AND deliberately causing damages, so their home failed the S8 inspection.

These were poor, blue collar working people (my grandfather spoke broken English) that never made any significant money but worked hard, didn't piss away money on stupid stuff, and ended up with a nice little home that they paid off.

Different from a residential tenant, you will need to have an agreement that states their expected conduct, when and how they will remove their tenant, and if you want any screening done in advance for the person(s) staying in the unit.
