How about your local suppliers?

The alternative is use another supplier and get a cash value from home warranty.   

In my area granite suppliers are some of the most reliable and easy to deal with contractors.

I had my architect help me with the fire walls and my self storage supplier with the storage layout.

Every supplier and contractor paid the day I get the invoice - including the IRS.

To give context, the contract ended with the current coin laundry supplier which didn't make sense continuing the service.

I can't tell you how many times I have seen owners get run all over by tenants.Managing vendor relationships: Property management companies have relationships with maintenance workers, tradesmen, contractors, suppliers, and vendors that it's almost impossible for an independent landlord to duplicate.

.- The materials supplier we used actually had the engineered drawings created from the floor plans so we didn't have to track down an engineer to tell us how much of everything to order and they calculated the footers, floor/roof loads and all that stuff that I didn't even think to consider.

@Amanda SokolHuh, ok....me thinks he's not as handy as he advertised, none of the RTA cabinets I have ever bought came with instructions at all, except IKEA, and I never use them anymore because they are overpriced for what you get.Usually the RTA cabinets are sold to contractors or are installed by the company selling them, so, they have guys that know what to do...I have installed half a dozen kitchens of the RTA type and recently decided to have the supplier I use send their guys to do it, what would take me two days including granite counter with sink cut out, took them just under 4 hours, including loading tools and basic clean up.
