In my observations, a lot of well off people in the area seem to use these investments for tax reductions and not cash flow investments, making the cash flow properties even harder to find as prices are inflated by that demand and they could care less about positive cash flow.If you can boost rents to 1% or more of the purchase price as @Rich O'Neill suggests, you'll find its probably much closer to a worthwhile investment.  

If I can boost our income by moonlighting, I can speed up our progress towards our next investment.

He just wants to get rid of it and purchase a property in a better area that has less risk.The area (within a 10-15 mile radius) is about to get a boost - a lot of mixed-use developments (similar to developments that are already thriving in the city) because the market it so hot right now. 

I guess my question is what would be my best route in purchasing this home so we can house hack if I can’t get a FHA loan right now due to my credit which should be boosted up in the next 30 to 45 days or so.

there are moral and ethical arguments in this scenario that your glossing over..were it becomes illegal Is as I stated the bad people get in there rip the rents and never pay and leave the poor seller out to dry..

It will definitely boost your returns and in 30 years you will own a bunch of properties free and clear.
