Use keywords like "mother-in-law suite," "casita," or "bonus room" in the listing description to indicate separate living areas.

If not, will seek to leave hopefully in a year or so (also may wait to collect the full sign-on bonus).  

It also usually comes with the bonus of lowering their monthly expenses over what they were paying in rent, but immediate cash flow is not always possible given the purchase prices in the areas most of my clients want to buy.

Plus I get the added bonus of inspections, the bank doing the trash out, title insurance, and I don't have to close within 24 hours.

I beleive there's plenty of opportunties on the MLS, but they are usually categorized incorrectly i.e. a property possessing favorable zoning listed under the single family category, public records incorrectly listed the square footage, or instances where  BRIGHT MLS doesn't track zoning changes real time with recently introduced zoning bills.
