How are you working along side title companies?

You're right that they are expensive, but when you consider the net present value of those dollars, it is well worth the cost (1.5% on the front end then 1.5% annually).My greater concern is from the regulatory side of things.

I can't live off 900/mo and the appreciating side has slowed to a stall. 

The down side to this seemingly free (not free but free or is it?)

I know one-sided relationships usually don't last, but given my lack of experience I doubt I can be much of a value-add friend - unless you're looking for insider tips on how NOT to do some things :)  So you folks with more experience, let me know what kinds of things turn you up or down when it comes to newcomers.

I paid both sides of closing costs. 100% seller finance, 5% interest, amortized over 23 years, with a balloon payment of the principle balance due after 30 months.

Vinyl windows and vinyl siding will solve most issues.

I listen to a lot of podcasts and read a lot here on the forums, but it seems that most people start as a side hustle while keeping their W2 for a while.  

A 3br home on the east side will be less per month vs a home on the west side.
