We have broke ground on Thanksgiving week and now as of yesterday we have the first floor framed and will be under roof by the end of the week despite the bitter cold and snow that we have gotten this past week.

Broker, direct mail etc.Direct marketing / cold calling is always a good bet, in the commercial world if you get a hold of a building owner in a principle-to-principle setting you can generally have some good conversations and suss out if there is an opportunity or not. 

Do you mainly use direct mail/cold calling?

I don't know if winter in texas is as big a deal as it is up here in the northern states where you have to deal with all the snow and cold.

I couldn’t find one on recommendation, and then none I cold called would even return my messages! 

Is it a hot or cold market where you are mailing?

There is little to no chance that it will get cold enough in Houston for your pipes to burst, especially if you have the heat on in the house.

I haven't really made too many attempts yet so I am going to give it a few more months but what would your opinion be on cold calling or facebooking people about properties in states better suited for wholesaling?
