Hi Brandon,Personally I think it all depends on what kind of "avatar" you are.If you have high risk tolerance and have time to spend, active strategies like flips and BRRRRs will yield better returns and more opportunities.

Once a year I take out all the credit cards and make a small purchase on each one which I then pay off in full just to make sure they stay activated.

The real trick is making sure you’ve got a handle on who’s active in your target area.

My bet is they won't be happy about it.  

Other distractions include non income-producing activities - aka any distraction pulling you to do something other than speaking with and following up with people.How can I prepare myself?
