Today was two weeks from the end of my contract period and despite feeling like I did everything asked of me they said I wasn‘t working out and terminated my contract.So to my point, I have a 401k from my previous job worth $80k, $50k after tax, plus about $20k in cash and at least $30k in available credit.

You could give notice at any time under whatever your states guidelines are for tenancies at will and terminate the tenancy if you need to (likewise the tenant could also terminate under those same guidelines) so unless you just absolutely feel the need to have them on a lease I don't see the upside.

In summary, the hardest part was literally 'pulling the trigger' and I've learned not to worry over a few extra thousand when buying a home because in the long run, paying a few thousand more to win a bid may net me 10s of thousands (long term) in equity/rent collection.
