The rating systems for short-term rentals has lost all validity.

I agree with @Jonathan Greene that the question is vague, so my advice will have to be as well.The short answer: MTRs are real estate, so just like all real estate, any place that can long-term-rent cash flow with increasing jobs/population can be a suitable site to purchase. 

You can find them through local real estate investment groups or online platforms.Auction or Estate Sale: If the property has unique characteristics, especially being a large, old Victorian, it might attract specific buyers looking for such properties.

This client was transferred to me by another PM in our company because her portfolio is maxed out and she doesn't have capacity to take on more properties.This client had been self-managing a short-term SFR for the past several years and recently converted it to LTR.

Maryland is an interesting case in that legislation has been introduced each of the last 3 years....but with the short legislative calendar from a part time legislature, its been hard to push things forward.

The ROI is attractive at 16%, but ensure ARV aligns with recent comps given market trends. 

The advice I have received is that HELOC’s should be used for short term loans only with a definite plan to pay it off.

I agree with the person who said they are likely short of money and grasping at straws.
