I wanted a property that was as beautiful as the view.

We view the risk of a 2nd and would add 3-5% higher (min) for the risk and unsecured we would not even touch, but I would put it at 2x a second.Curious to hear how others evaluate risk?

My view is neither your primary unit or the ADU should be rent controlled until 15 years after the ADU received certificate of occupancy.  

You can go to Redfin.com and put a search area in “list view” - versus map view and it will let you sort that area by all the table headers in the list - so you can sort them by $$/sqft for instance.  

Gilford has Gunstock in the winter, Winnipesauke in the summer, and the Belknap range which has some great easier hiking trails with beautiful views of the lake.

The 2nd one was listed on a Friday afternoon, I viewed it 30 minutes after I got the Redfin notification and put in an offer immediately. 

My view is that I can get a higher return by parking that cash in real estate as opposed to having some fund manager get me marginal returns on my savings.Appreciate any thoughts or comments.

Hopefully, buyer’s agents who invest time in viewings and analysis will be appreciated by their clients.Buyers often overlook many aspects of the process, focusing only on what they consider important.

For someone that's not as conservative, or a different view on the cycle, they might have a different opinion than me on all of this.2) Sponsor quality check: (takes about 45 minutes per deal)I believe that a great sponsor can take an average looking deal and make it great, and that in mediocre sponsor can take a fantastic looking deal and make it bad (especially if there is a severe recession).
