I'll give you some numbers for the MTRs we manage in Los Angeles.1-2 bedroom MTRs stays are 1-3 months3+ bedroom MTRs stays are 3-6 months, but often start less than 3 months and extend their stayMTR marketing falls in 2 buckets.

Melisa Justice, and she helped me navigate the entire Journey, it was a process not too long, it took about a month, and the process would have been definitely very hard being that I was on a different state by Melissa made it a lot smother, she was very responsive to all my questions (and I had a lot of questions), she helped me find a lender that would fit better for my financial situation, once I was pre-approved she connected me with the right property inspectors, and all through out the process she kept in touch pointing me the right direction all the way until closing day, all this to say I Definitely recommend her for any body the is finally ready to take the plunge and get started with their real estate carrier, I definitely will get in touch with her when I'm ready to buy my next property!

When I go into quickbooks, I can generate profit & loss statements any which way I like for whatever time period I'm interested in and see how each property is performing.

Probably a silly question, but I feel like duplexes or more are a little more complicated when it comes to insurance, which is something I never thought about PRE buying the house!!!

Found T&H realty services to be pretty interesting as they provide both buyer brokerage service (to help me find deals) as well as do property management i.e. they are not full turnkey provider necessarily, but reduces some of the hassle for me I guess as an out of state investor.

My duplex cost me $620k and requires only a small amount of cosmetic work2/ With remote work more people are moving to NH because they don't need to go into the city as much3/ Some people are sick of MA politics so want to move to more conservative NH4/ There is a housing shortage in NH.
