I am a Zimbabwean Architect interested in learning all I can about real estate from all of you so that I begin to invest in my home country, of course real estate in Zimbabwe is very different compared to USA or Canada but still the two days I have been active on this platform I`ve picked up one or two valuable points that I can apply here.

We are just about to close on this 25,000sf lot in Corona Del Mar.The property is already subdivided and comes with previously approved plans for two 10,000sf homes designed by renowned architect Brion Jeannette and boasts a white sandy beach and the largest private dock on the west coast that will accommodate two 100’ yachts right in the back yard.We have a future value appraisal that was done in October 2014 that says each home will sell for $22,000,000.

I think Longmont is working on allowing ADUs where permitted and having plans that are provided and pre-approved by the city so that yo don't have to hire an architect or submit for zoning- you would be able to just get your permit and build it, which is really nice.

with commish and holding cost 170k becomes less than 100k.its OK nothing to right home about and I bet hard to wholesale to a builder.Buddy Holmes if your not in the ARB ( New St. is) permits 45 Days total cost 5k plus cost of architect plans.. its builder dream there..
