At this point, the shotcrete solution looks very promising, but I don't have any numbers yet from the hwy dept erosion contractor on his anchoring solutions or any feedback from an engineer that deals with these sorts of issues.As soon as I meet with all the contractors mentioned and get more info from them I'll post what I find out.

Igor Nastaskin , I used to work at a commercial brokerage here in Los Angeles, from what I remember, you can use your agent here to interact with a local agent at the property location (and please correct me if I am mistaken BP readers) or just use a local agent at the property location, the agent which represent the property, if the deal closes, he'd probably have bigger cut , seller's and buyer's commission.Regarding the property, we use to check the Anchor tenant, and the lease terms in general, property improvements opportunity, and just to make sure all the numbers make sense to you.If you are interested, I can connect you with the broker that I used to work for, just to go over the numbers, he is very knowledgable guy with over 30 years in the business.Good luck !

When I as assembling land for a big commercial developer we would only go hard with the EM once certain commitments from anchors were in place and the chances of the project going through were at almost 99%.On the sellers side if I was representing the seller I would tell them that since the developer wants no skin in the game to put in right to continued marketing.

There is only 2 ways to fix that problem, rebuild the foundation wall (stupidly expensive), or install steel braces that anchor the braces to the foundation floor and the main structure so that the only way the wall could collapse is if the whole house collapses.
