Thinking of amending contract to say $50 late fee for 1st day and $10 each day after until paid.. thought?

File amended returns and claim all the income you have received.  

If this is a month to month agreement you can beef up that language now if needed, just give enough notice that you are amending the contract.

it's a lease from the eighties that was assigned and amended several times.I've had tenants leave properties and tear out cabinets, destroying drywall to the studs.  

Again, looking for anything that could help amend local legislation in favor of STR (I don't plan to sit this out!). 

Additional notes: IF you make the withdraw there is no 10% penalty The repayment will then be taxably recognized across 3 years (vs all in 1)IF you re contribute it by the end of year 3 you can amend the earlier 2 years returns where you paid taxes and request  a refund of the tax paid. 

It’s a good idea, but not required unless there is a local amendment.  

Withhold the rent, go to court and duke it out, be damned sure your lease is not getting renewed.But the LL may not be stupid about this and acknowledge your legitimate grievance, and make amends, and the relationship may not suffer irreparable harm.

I have heard of writing an amended lease.

The Trustee can either sell the real property as the Trustee and deposit the sale proceeds into a trust account or transfer the title to themselves (as beneficiary) and then sell it.An irrevocable trust, on the other hand, cannot be amended or revoked by the grantor without the consent of the beneficiaries.
