The financing obstacles have to be priced into the pro-forma   but I generally find the pricing concessions I can achieve on these acquisitions due to lack of market interest far outweighs the financing obstacles. 

However we've been hearing a lot about how lucrative Airbnb and 30+ day rentals are, even to businesses/government agencies/etc. so are looking to connect with someone in that space. 

That on the applicant to do that...I go by the reports I have in hand.... if the applicant wants to dispute the accuracy of the report they can take it up with that reporting agency.

There are logistical reasons whey other lenders aren't here including the recording process, Puerto Rico's bond rating and lack of MLS / Comps.  

It is important that the designed purpose of the property is congruent with the rules and regulations established by the local authority in order to ensure its successful use as well as to avoid any possible inconvenience due to lack of compliance.

I'd start small and think about the least time-consuming and the lowest-risk strategies considering your busy work schedule/ lack of bandwidth to take on an additional job which is basically what real estate investing needs to be in order to be successful. 

But I am sensing major inexperience, lack of due diligence and just a bunch of red flags in general.
