Eric, it is definitely possible to house hack here in San Diego and not have to share common space by purchasing a 2-4 unit property or a single family home with an Accessory Dwelling Unit (ADU) to live in one and rent the other unit(s) out. 

For instance when they arrive for the showing have they spent a lot of money on a flashy car, car accessories, clothes, etc.

Hi Max, One thing you could consider is buying a SFH and adding an accessory dwelling unit to the back of it.

Possibly upgrade on the bathroom sink and cabinet accessories.

This will have less competition from normal home owners and flippers because it just won't command top dollar if it's next to an apartment complex already.Buy a single family home with an ADU (accessory dwelling unit) and rent it out for short-term rentals on AirBnB (or similar).

Also, I am wondering why, assuming you will live in one half of the Duplex, if you considered getting an Accessory License to do an STR (vacation rental).

There are never enough clean rentals in the area, and you can also build an Accessory Dwelling Unit on almost any lot which will also provide you with additional income.

To subdivide down to the minimum 1.5 acres or keep it to 3-5 acre properties and go with a higher end single family builds with detached garage above accessory dwellings.
