I live in the area and the small towns on the West side (of the Wyoming Valley) and South of W-B have been good for me over the past year. 

The cost of entry is much higher than the mid-west but so are retail houses.

Especially with the CA money lol Investing in the mid west states is a good strategy.

Hi everyone,I'm considering putting an offer on two properties located in Union City, NJ, and West New York, NJ, for rental multifamily investments.

Selling the property isn't part of my plan, as I intend to perform a 1031 exchange for a mountain home in the West closer to my retirement, which is still 8 years away.I would greatly appreciate your insights and advice on how to navigate this situation.

I am in West Palm Beach and would recommend finding a multifamily property that you can operate units as a short term rental, as it would have much better potential to positively cash flow and also allow you to buy in nicer neighborhoods.

I do stuff in Decatur, west of Madison, and North HSV.

IMHO.the way to buy mid west rust belt props is to figure out the Median home price in the MSA and buy at that or a little higher.. dont buy at 50% or less of the Median you will not have a good experience again IMHO and after funding literally thousands of these homes over 22 years.
