It's always been my investment thesis to thread the needle of a place where a lot of people go but is not top of mind for rich people to own a second home.I like National Parks or Nat'l park sites that get 1M+ visitors per year but are not the big ones (Yosemite, Yellowstone, Zion, Grand Canyon, etc.) and have a median home price below the national average.

I did eventually get them evicted and thankfully they didnt trash my property (though they left a lot of trash that cost me $500 to get rid of but o well).The other time this happened was a tenant I moved in who had a good job at a hospital, the hospital had a program where they paid the security deposit and first months rent.

thanks for that so is 1.5% bad bc that's what that person messaged me there is no regulation on Transactional funding basically its whatever you can negotiate.. 1% is the going rate from most.. some will be higher some will be lower.. just google around for TF funding and and talk to a number of those funders to find your best deal.there are half a dozen of these folks or so on BP that do provide this service maybe they will catch this thread or maybe you do some snooping around on the site and find them.
