(h) Notwithstanding any provision of this section to the contrary, if a landlord proceeding under the provisions of subsection (b)(3) has actual knowledge or is notified of a protection from abuse order entered for the protection of the tenant or a member of the tenant's immediate family, the landlord shall refrain from disposing of or otherwise exercising control over the personal property of the tenant for thirty days from the date of the notice.

I know several landlords who don't provide any appliances because if they are in the property when the tenant moves in, the landlord is responsible for maintenance on the appliances.Given the fact that tenants usually (at least in my target market) don't treat the rent-house as their home but rather a place to live, won't they abuse the appliances more then normal hence increasing the operating costs for you as a landlord?

Now if you had a month to month tenant who "broke all the rules" (excessive noise/unreasonably disturbing the neighbors etc etc), you are within your rights to mutually resolve this with said abusive tenant using some of the pointers I outlined earlier.
