My question relates to when and how to structure a business account.

If they find something I didn’t know about and they couldn’t have, or safety related then I’ll consider/cover some of it.

The basics of a seller financed deal are that the title co or closing attorney (if there is one) or seller’s attorney draws up the warranty deed transfers title, the promissory note evidencing the debt related to the transaction, and either the deed of trust or mortgage (whichever is being used) perfecting the lien against the subject property.  

Also the fatal flaw with books is they're written at a point in time, which means they are not necessarily related to today.Still can learn a thing or two, but I would resist the urge to follow the book that hard. 

I'm wanting to focus on working with investors, and I'm a relatively new agent. if my goal is to find off market leads, and I want to start with cold calling distressed owners, what exactly am I saying to them?

At the end of the day, if you have a tenant you want to keep, talk with the tenant and see if you can get on the same page with them to align your goals as an investor with their goals and budget for their housing.
