@Matt, thanks for your input. you are right about the point, i didnt even realize that. 

I think we will se many landlords realize they hae paid too much. 

But, to me, that seems high but fully realize there are so many variables.Another data point - we are doing some very light work on a SFH property that we just purchased and getting ready to rent out.

I have property at the edge of Lehigh U that I thought would be for students when I first started out there. i quickly realized that student housing, especially in the smaller school, is a totally different business with different expectations and requirements, not to mention yearly turnover and parent involvement.

If I am incorrect, you probably need to pay the mortgage anyways since they can now foreclosure since the property isn't owned by a veteran anymore the SCRA shouldn't apply and even if the lender doesn't realize it it won't apply forever and you'll eventually need to pay it PLUS the amount is rising with interest, fees etc.

This is not to discourage the determined investor, but I only think it's fair that people realize the competition in our market for this asset type.

Those cheap areas look good on paper until realize how high turnover costs truly are.

I understand your point and realize I've been trying to make certain rental properties work when the market conditions aren't right.
