Hey @Shannon Peace, what would you guys charge for a prelim on a property that someone doesn't yet own, or have under contract?

The benefit to me:-Potential cashflow w/ minimal investment-Ability to potentially negotiate lower selling priceBenefit to Seller:-Ability to find appropriate 1031 property and not be rushed by 1031 timeline requirements-Peace of mind that mortgage will be paid and he can sell wheneverQuestions:How would I calculate the correct lease price?

There isn't much traffic over head but still.want to make it as peaceful as possible.

Peace to all, I was reading many of the forums and saw others speaking about choosing the right brokerage in regards to the "Commission Splits vs.

and simply make your peace with the fact that this will be the last deal you do together.

Reasons may include a failure by the landlord to provide peaceful quiet enjoyment of the premises to the tenant, defects in the property, failure on the part of the landlord to make a legally required repair, or a host of other reasons which seem to come out of left field and astound the landlord when the breach occurs and the tenant is demanding a refund of the prepaid rent.

I wasn't anticipating the up front expense, but it had to be done for everyone's peace of mind.
