It’s likely that some contractors will offer a sign-off service for a fee, allowing flippers to comply with the letter of the law without significant extra labor costs.

Make sure it's signed prior to you handling the compensation.

@Raghavendra Jakkani first, agree with everyone else about every occcupant 18+ being screened & signing the lease, with one exception - an occupant that is claimed on another occupant's tax return as a dependent.

Unfortunately, to my knowledge, I don't believe there's any documentation that a future landlord might find to tip them off to the poor character of these tenants.Moving forward, I'm less dismissive of warning signs in the tenant screening process.

Once you get that, sign it and send it back, then request their financials and documents pertaining to the sale. 

One thing that caught me by surprise was a "Broker Transaction Fee" of $995 in the buyer's agreement I was told to sign.
