You will only be entitled to the deductions directly tied to the property, such as interest, taxes, insurance and maintenance. 

That would allow you to dock their security deposit more than just for the prorated rent for those few days.

Would have been a good title for a forum thread for people looking to do direct exchanges.

For as much as attorney's charge, they should be able to answer this question.The deposit can be used for cleaning, repairs, and unpaid charges.

So I went on seats.aero and searched USA to EUR and put 12/6 and found IAD-BCN for 70k points direct plus $57 taxes. 

Often there is a process to withhold rent and deposit it with the court until the issue is resolved.
