If the wholesaler and cash buyer agree on the offer then of course in an assignment the cash buyer will know what the assignment fee is because it will be the delta between the cash buyers offer and the contract price the wholesaler has with the seller!

It needs to appraise for the 'contract price,' so this only works if you are getting a fair deal & doesn't work if you are overspending to begin with.Whatever your LTV is, that is how much of that delta you are financing.

You have to be willing to go after the properties that other people aren't willing to take on.Once you find something with a delta (renovation scope) that you can take advantage of you want to see what other upsides you might be able to get out of that deal.

@Steve K.AgreeIndicted by a grand jury means there typically is some really juicy evidenceHere is an article and what is sounds like was he was allegedly getting properties under agreement, selling them to other investors at a higher price - possibly manipulating the numbers for higher appraisals so he could give the new buyer a loan for the delta.

Fir Cedar and on the east side of the moutains Pinesome hard wood but mainly alder with a tiny bit of Oak.. nothing much else in Hardwood.So we of course have all the big dimension stud lumber mills.. they all have log buyers.. so we contact a log buyer to get their delivered log prices.. then we know that we can log for about 250 per MBF camp run to the mill.And then we know for example right now domestic fir is bringing 800 per MBF camp run which is pretty much an all time high... so we know there is a 550 delta.. now then you have stumpage.. the land owner will want a stumpage price for the logs which is generally about 200 to 300 per MBF  leaving a net profit of 200 to 350... now some will do all this for a 50 to 100 MBF net profit.. just depends on the stand..

I believe if there is a cross over in time.. you have to give the person who left part of the new income.. but you would keep the delta..
