One building was a 1920 house remodeled in 2012 and the second building was newly built by a contractor in 2012/2013.

Anything else you can do to increase the level of privacy your tenants can enjoy?

I am a 21 year old and I’m currently employed as a 1099 contractor (intern) for a digital marketing company and have been working there for a little over a year now (Haven’t filed taxes yet).

If accepted, I have my inspector inspect the property and provide me a report on the state of all systems and structural. then I use this report to build my scope of work and know what repairs need to be made. then I type out this list and solicit bids from 2-3 contractors/GCs/ handymen depending on the nature of the rehab.

Have you spoken to any site contractors in the area or even outside of the area?

If it is not in the contract, the contractor has the right to believe they are not responsible for it. 

And there was no chance in hell that my investors would not get their money back: I had confidence in my deals and my ability to manage contractors and enough of my own capital as a risk buffer.

Hi @Paul Rook, I don't have any experience with the company you mentioned but a handy resource for homeowners to check ANY contractor or trades person is lni.wa.gov.
