Silver Spring, Rockville, Arlington, Fairfax, Columbia Heights, Logan Circle, Dupont Circle, Capitol Hill.

There are areas 30-60 minutes from Nashville (Clarksville, Springfield, Tullahoma, Columbia, etc.) that you can cash flow but also benefit from appreciation as the population of Nashville continues to push out.

Short-term, I would like to focus on investing in Columbia, Kansas City, and St.

Maybe that light rail line across the Columbia will happen some day?

I know Oregon is low simply because of the Columbia basin and all the hydro.. that's why there used to be so many aluminum manufactures and my daughter works at Intel and its one reason they built their 10 b fab plant and looks like they are going to start another 10 b one.. that company almost single handedly keeps Oregon viable.
