I drove a car with no muffler, treated them like people and (here's the biggest one) had thier paydays written on my calendar and had an understanding that I will be there Friday afternoon of payday for half of the month's rent.

Marathon Petroleum has a refinery here, Hershey Chocolate produces several of their goodies here, the Payday, Whoppers, Sixlets, Milk Duds, Heath (which originated here) along with a few others.

Pretty good payday for selling a house and setup in their system/misc.I will vouch that at least in Allen County and Shawn can probably tell you about Indianapolis we have some of the lowest taxes.

Likely if it's a short sale I would have to negotiate liens and all this other stuff to get accepted for a 3,000 payday or 6,000 if I got it all.

There is no technical reason why a payment provider can't provide an option for a tenant to pay "first Friday of the month" or "on my payday" which would be more along the lines of a tenant focused payment interface vs. a landlord focused ("schedule ACH on the first of the month") interface.

It would allow me the opportunity to learn more about this type of structure and I am not blind to the drastic increase in what you can profit from this type of deal over the long haul vs the lower instant payday.

We only did that because we knew that we could do some minor reno, refinance next year and get all our money out then keep it for a rental for a bit and get another pay day later.
