I have a close group of other agents I work along side with. 

I finished my apprenticeship ten years ago in England and I now want to pass on as much of what I learnt to people here in the US.There is an estimated shortfall in construction workers of over 15m nation wide, alongside that, I see that when people begin to lose more jobs to automation they will look to re-train and perhaps take a career in construction.I want this program to hang and open many doors for as many people as possible.

These are partnerships / syndications where you have limited risk outside of your invested dollars but can participate alongside experts who did this for a living.  

In general this is my understanding of the wholesale process, feel free to correct.1) Get property under contract with seller.2) Take contract to title company.3) Find buyer, (give them copy of my contract I signed with seller, then fill a copy  of the EXACT same contract between myself and the buyer)4) Collect non-refundable deposit from buyer and take that deposit as an earnest money deposit to the title company alongside the end buyers signed contract.5) Wait for closing and collect wholesale assignment feeAnything I'm missing?

You can earn alongside experts, see how they do it, deciding if it's the niche you want to be more active with down the road.  

I need mentors alongside my passion for book reading/study, but I'm not looking for costly gurus, so it sounds like LU is for me.

If I were to spend some time in Augusta I could get those deals and deploy my capital along side him while learning, but we aren't in a relationship where it makes sense to do those things right now. //// So if a good enough deal pops up there then I can tackle it.
