I went through the dual action foreclosure process got a judgment against their LLC and sometimes personally if I had a PG... but try to collect it is another matter.As was mentioned they are good for 10 years and can be renewed by just refilling. and there are many people that learn this the hard way that have let judgments be taken against themselves moved and forgot about them...

In addition I took the UTS test and passed it.. and that allows me to reciprocate licenses with virtually every state in the Union.. but then you have state specific laws.loans to LLCs by HML will 99% of the time come with PG's.. is my expeirnce.

@Antoine Martel  LLC won't help ... any and all of these lenders will require PG's  especially realty shares and especially someone pretty new.

Home Dopey and Lowes will also give decent sized LOCs, perhaps even without a PG, to said businesses as well qhich really helps out on the fixing up side of things.

The reason for that is your average contract in Maryland is somewhere around 50 pages, and depending on what addendum you add can easily push 100 pages.The people who want to throw 20, 30, 50 offers out and see what sticks will typically in our area just become agents themselves due to the absurd lengths of our contract....and to top that off, that strategy is frowned upon in many areas in the DC metro area (Montgomery County, DC, PG, Fairfax County, Arlington County).
