On a C class property you would go in with basic finishes like a surround instead of tiling in the bath.

It's now time for us to buy a larger family home, but I don't want to sell my 1st home b/c I'm going to rent it out as well.

How it works depends on how the offering is issued (506(b) or 506(c)) , but basically the first step is self-attestation of accredited investor status.  

I just acquired it and would like to report this property on Schedule C to deduct the loss of first year operations and expenses against my other Sch C business(es) and my husband's W2.
