There is just too much competition.If you're willing to invest heavily into theming you can force cashflow, but even that is going to be tight unless you really hit it out of the park with your theming. 

I've built my network through different industries but real estate is a common theme in our investment strategies.

Don’t copy their design make your own but look at styles that work, what can you do that makes you special, can you do a theme that will stand out? 

It’s not the central theme of the gospel to give 5 or 10%.

At the end of the day, we are lumping a wide variety of programs into one general theme.
