This is not the norm right now, but I do believe over the next several years, we will see more sellers accepting this asset due to its potential and hedge against the deflating dollar. 

They were perfectly acceptable 20 years ago, but now many areas are limited to one guest per calendar month. 

My offer got accepted for an investment property in Pennsylvania.

I would check out university housing websites and forums to find specific neighborhoods to target.

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

I started my LLC in the summer and still working through some kinks getting website started for marketing.

For each property listed through a Section 8 website, over 100 requests for application are received within the first couple of hours.

There are only 3 reviews on their website which are all extremely generic and I think aren't real.  

I haven't accepted the offer.
