Talk with your RE agent about properties your interested in and try to visualize the cost, process and time invested.

I have had the cesspit load tested and visually inspected and it passed both tests.

They want you to fall in love with the place and visualize yourself there, so that by the time you get hit with the final price you have FOMO if you back out. 

I do think a clearer visual on these metrics would be great and clear number comparisons, as otherwise I have to do calculations myself and go back to pull up the initial offering memorandum to compare numbers.

Second to that I like the privacy fence suggestion - blocking the visual contact of the dogs to people at your property will definitely help some.  

That said, stock pools are inexpensive but I'm not sure they are anything more than visual candy for your listing - and perhaps more hassle and most adults won't look at that anything like a hot tub experience. 

You sometimes go into the blind off of visual inspection alone because it's a good enough deal to absorb those types of costs. 

Constructing an IRR timeline on both options using the timeframe you decide on will help you visualize the better yielding investment.

Home buyers are very easily visually influenced.
