Supplement this far simpler entity approach by ensuring you have appropriate types and levels of insurance, you operate your business in a manner in which your conduct is not considered an exclusion in your policy, you work with licensed and insured vendors, you execute contracts with indemnification clauses with these same vendors/ require additional insured status & maintain appropriate licensing and permits.

The most useful switch I made was from a vendor who kept insisting the water was fine (it wasn't and no, the chemicals didn't just need more time) to a true pro who doesn't gouge us for maintenance and does a consistently great job.

I have no personal knowledge about either of these gentlemen but have been around the Paid for training for years and years.. both as student and invited Vendor to events.I think in a nut shell many of these give the student the push they need and the confidence they need to move forward.Although in the MFR realm this is not a Guru how to make money with no money..

Look at the PM contract and verify the 8% is all inclusive and that there are not additional charges for placing a tenant, resigning a tenant, inspections, and dealing with vendors/contractors.
