Hi Brian, I don't invest in the Georgia market but I do have 10 doors across Memphis and Detroit using a variety of BRRRRs and Turnkey.

You want to get a wide variety of responses to drill down on the ones that seem the most verified, not that most suit what you want to hear.

My point being I've consumed a vast quantity, and variety of content in the rei space. 

I've been searching properties for a variety of ideas for almost two years now and never pulled the trigger.  

Look for population growth and variety in the number of employers in the area.

A good way for a newbie to understand the variety is to visit a website like Crowd Street, ShareSFR, FinResi etc.

The problems are with the inexperienced under capitalized people studying wholesaling strategies as put forth by a variety of guru/mentors and the temptation these people feel when they smell a profit.
