Best neighborhood and best assets are subjective and largely based on the individuals capabilities (balance sheet, skill set, time etc.)

Start small with strategies like house hacking, leveraging your hands-on skills for value-add properties, and building a strong team or network to reduce risks.

Laws, taxes, insurance, adventure, new challenge, grow skills, etc. 

Personally I am not finding deals that could support those strategies in my market today based on my current skills and available time.
