With a DSCR loan you should be able to do 80% LTV on a rate term refinance , but anything above that is going to be very unusual for the market, even for long term rentals. 

Philly is one of the most block-by-block investment markets in the country so all Philly investors have to know exactly where each neighborhood bends and breaks.

This is not unusual here, our markets are very seasonal.

Even that would be unusually aggressive right now.

The IRS typically selects returns for audit based on unusual or suspicious patterns, not the sheer length of a return.

I would assume asking proof of income on something like this is not unusual to request in a sale.

I mean the challenge is in complying with them with an unusual structure. 

They got rid of 2 “problem employees,” I was one of them because I refused to bend to they lack of ethics.
