This is one of those properties that go unnoticed until someone sheds some light on it.

They'll quote a price for the job, sign a contract with me and then inevitably find all sorts of previously "unnoticed" problems once they begin working.I get that there is always a certain amount of uncertainty regarding what you're going to find when you start opening up walls, etc., and that contractors need to be paid for significant amounts of extra labor or materials that go into a job.

Are you talking about a leak and the actual water leaked over time unnoticed and now it's rotting out the sink cabinet base? 

Do these things happen all the time and go unnoticed.... yes but if you get caught it's big.  

BUT HAS LITTLE TO NO EXPERIENCE WITH REPAIR WORK.Their are Many "TRICKS TO THE TRADE" with Repair work ( Like being Capable of Making Brand New / Bone White Mortar, Look a hundred yrs old / Matching the Existing Mortar near Making your New Work Look as if its been their from the start , Being unnoticed & Nearly Impossible to see with the naked Eye. 

I personally think it stinks that Ifunding was allowed to go this way unnoticed but happy that people who know how to run a business of this nature are pulling us in with their deals.  

Like I said, my accountant says this will prob go unnoticed just for the fact 60k isn’t much to them in the big picture, and it’s not like I’m using this property to make money from it.
