Figuring out the true cost will heavily depend on the type of dig down, depth, and total square footage. 

We have family teams in place in both markets of Texas & Virginia and source deals on/off market through agent referrals, cold calling motivated sellers and PPL.Well, if you get more deals than you can handle and they’re too good to be true I have a friend in San Antonio that buys properties I might could point you to. 😇

A number of the top REITS have found a technique that lets the investor initially 1031 into a DST on a temporary basis and after 2 years the REIT absorbs the DST and the investor receives the equivalent of shares in the REIT which makes the investment liquid.
