What do you find to be the most efficient? 

It works I agree - the key is finding the right person to do it.

We find that they're easily 50% above LTR here in the Austin area.

As for the areas to target, my goal in getting our feet wet as real estate investors--and since we plan to be living in Sac--is to find a property we can live in while renting out one or more units to help cover our housing expenses, which we can then hold and continue to rent out when we move.

I am sure you will find lots of help down that path here though. 

Is it difficult to find reliable cleaners and handymen for the property?

I invest out of state because at the time, I could not find anything that would meaningfully cashflow, plus a $150k deal was a LOT less scary than a $800k deal!

When you have both, it's very hard to quit and when you find it hard to quit-- it's likely you won't fail.
