IF it is skiers are you providing good resources for ski delivery, transportation, tips and tricks for parking, deals on lift tickets, etc.

MOST don't try to trick their clients! 

I feel like this is a trick question.......Aaaaahhhh.....

And many if not all of them started in their hometown or area they live in.So please, do not pay a Guru $15,000 (yes I have seen these crazy figures) to tell you to buy out of state or some other fancy RE "trick."

Any tips, tricks, or best practices you wish you knew when starting out?

The trick is to price is right.

So I'm sure most of us have an instagram (or FB) account and have come across coaches like Thach Nguyen and Jake Leicht showing how they used real estate methods (flipping, brrrrr, etc) to make loads of money and promising to show you all their tricks if you just pay them $5000+ for their content. 

I've learned a trick or two just by reading through those discussions.

The other trick I would do is I would fudge my numbers on the rehab to make the numbers work so I could stay under the 70% ltv and not put in too much money on deal.
