If you intended to keep them long-term, it doesn't really matter what their market value is right now.

Long term it has appreciated noticeably faster than the inflation rate.  

We wouldn't have any plans to rent the garage conversion out long term, it's just mostly extra space for us.Or (in theory, if zoning/permits line up) can I convert the garage to a guest suite without the separate address/utilities?

In the short term it can be overwhelming, you lose sleep, you worry about other hidden issues popping up, you second guess your decision to buy the property (buyer's remorse).So, what happen to the two property I listed above?

If you look at Orlando since the year started, any time the rates stayed consistent on dipped low (6.6% in May) then you saw an increase in closed sales.I think if you are buying for appreciation and plan to hold long term it is still a good time to buy, because once rates do start coming down, I think we see another hot market and prices increase, like we've seen so far this year. 

Long term it would pretty hard to make a descent profit on a rental that was carrying a 9% loan.

The financial decisions are rough; if you can't mid term it or long term it and wait out appreciation a bit then its probably best to cut your losses.  

People bidding up way too high thinking that the inside of the house "might not be that bad" to find foundation issues, concrete in pipes, rot, termite damage and a previous fire all occurred there?

Is this something anyone else is noticing and if it is a trend, is there anything that will make it a short lived thing or is it going to continue longer term? It
