If you go RBTR, here are a few key criteria I've seen to assure comfort of living and lower vacancy / turnover:- at least 400sqft per tenant and no more than 2 tenants to 1 full bath -excess parking where folks aren't blocking each other in and you're not getting complaints from your neighbors about overtaking the street parking.

You will have tenets who destroy your place, use it as a trap house or drug den and will accuse you of being a slumlord no matter what.

I am going to see if I can switch to a local Wisconsin insurance that reflects our local risk level in their premiums. Many of the homes in the Pacific Palisades are 3-5 million, but when you look on Google Street View, most are very modest homes from the 1960s (there are some $20m ultra luxury mansions too), so a lot is the land value, the home replacement value on a 1600sqft may be what - 500k at the most?

@Robert Quiroz I think all of the factors you have listed might contribute. So I’m not going to comment on that but I am going to comment on an assumption you made.If 85% of rents are below market on deals you underwrite then those contract rents are probably THE market rent. You can’t just go based upon area median income to rent ratio.First off urban areas are oftentimes street by street, block by block.

Our logical process:1) Use Neighborhood rankings to narrow down area of city you want to invest in2) Focus on getting to know that Neighborhood(s), so you know the good & bad streets, block-by-block.3) Be patient to acquire properties on good streets that meet your buying criteria. Our rankings are done with a "bell curve" approach.
