Good luck I had a call with a FINRA compliance consultant today and discussed the sponsor exemption.

In true syndications, a sponsor shares all financials and will do a capital call if market conditions dictate more capital is needed.

I’ve never understood the paid mentorships.There’s a wealth of knowledge in this forum and an endless number of experienced sponsors willing to answer questions.

Because know the sponsor in the former has so work a lot harder to overcome the 10% pref.

He is almost at 2% rule (800 rent) for a 40,000 all in purchase.Personally I would invest cash like that in a sponsored property much larger closer to where I live and own a small piece of something higher quality OR take the cash and buy a business.

Fannie and Freddie are the government sponsored enterprises- conventional loans are underwritten to their guidelines. 

If you do a good job with building sponsor relationships, then you can probably get to the point that they'll allow you to use their track record.
