Wheatie, actually the 8 acres was given to the son of the father who owned this property.

As a good son, I would spot check the property managers' projections by doing my own research on VRBO/Airbnb/AirDNA to see what I think similar rentals are doing. 

My son and our wives (really my son and I :)) are analyzing, studying, and reviewing properties regularly.  

I’m married, and my wife and I have a 5-year-old son who keeps us on our toes!

This seller is an older guy that bought this deal for his son and his son up and left a few years into it.

Asset protection in case one of us getting sued (I think it was a BP podcast episode where a lawyer told the story about the son hitting someone with the car and the family of the kid that got hurt suing them and them having to surrender their house.)
